The design development phase refines the approved concepts into coordinated, buildable solutions. During this phase, space plans are finalized, material and finishes are selected, and key details, anchor view points, millwork design, lighting, and amenities are further developed. FF&E and art style is established.

Design is coordinated with architectural, MEP, landscape to ensure functionality and constructability. The result is a fully resolved design that balances aesthetics, budget, and performance, preparing the project for construction documentation and procurement.

The construction documentation phase translates the approved design into detailed drawings and specifications required for permitting, pricing, and construction. This phase includes finalized plans, elevations, details, finish schedules, and coordination with Architectural, MEP, and Landscape. The documents clearly communicate design intent, materials, and installation criteria, reducing ambiguity and supporting accurate bidding and efficient execution in the field.

The Construction administration phase ensures that design is implemented accurately, efficiently, and in alignment with budget and schedule. The FFE (Furniture, Fixtures, and Equipment) and art selection phase defines the final look and feel of the project through careful selection of furnishings, lighting, accessories, and artwork that reinforce the project’s design vision and brand identity. In this phase, the team specifies durable and functional, furniture while curating artwork and accessories that enhance ambiance and storytelling. The result is a thoughtfully layered, cohesive environment that balances style, comfort, and livability.

The FF&E procurement and installation phase brings interior design vision into reality through a structured and carefully managed process. The phase begins with a final approval of the FF&E design and budget, developed from schematic and design development plans and refined for each space. Detailed FF&E specifications are prepared followed by a procurement period, accounting for long lead times and global supply challenges. Goods are received, warehoused, and orchestrated for installation and deliveries for shifting construction timelines.

The project team oversees installation to ensure accuracy, quality, and adherence to design intent. A final client walkthrough confirms the completed work is to satisfaction meeting and exceeding expectations, followed by a project inventory record post-installation.
